- Test within 30 days before a tenancy starts, and again when a lease is renewed or extended.
- Tenants test and clean each alarm at least every 12 months during the tenancy.
- Compliant means photoelectric (AS 3786-2014), interconnected, in every bedroom, hallway and level.
- Hardwired stays hardwired. Existing 240V alarms must be replaced with 240V alarms by a licensed electrician.

Landlord and property manager questions
Who is responsible for smoke alarms in a rental in QLD?
The landlord is responsible for installing smoke alarms that comply with the legislation. Testing and cleaning is shared: the landlord tests each alarm within 30 days before a tenancy starts, and the tenant tests each alarm at least every 12 months.
Does a lease renewal trigger a smoke alarm check?
Yes. The Queensland Fire Department says a renewal or extension creates a new right to occupy, so the landlord's obligations apply again.
Have rentals already needed to comply?
Yes. Rental properties have had to meet the upgraded requirements since 1 January 2022, when a lease was signed or renewed.
Can you quote several properties at once?
Yes. Send us the addresses and alarm details you have, and we'll come back to you with pricing for each property.
Do I get paperwork for my records?
Hardwired alarms installed by a licensed electrician come with a Certificate of Testing and Compliance, which you can keep with your property records.
